Deal Flow

Our acquisition process begins by creating a vast network of industry relationships to enhance our deal flow. We actively source and review opportunities throughout the year. Our strong relationship with owners, developers, and brokers enables us to obtain many of our acquisitions off-market. 






Focused Research

We look for strategic locations in the City of Chicago and surrounding areas that are experiencing growth. Once a potential market is identified, we do broad analysis to identify favorable renter demographics.







Due Diligence

Once an investment opportunity has been identified, we conduct extensive due diligence. Our team underwrites each investment opportunity. 







Value Creation

Our preference is for underperforming or under-managed properties with a strong need to improve the physical condition. Properties must present a clear upside potential through rehab, improved management, repositioning of the asset, and marketing strategies.





Ventus Holdings Management

Our property management is best-in-class. We implement adapted business and repositioning plans for each investment that include initiatives to streamline operations to reduce expenses and comprehensive marketing plans to grow revenue. 



Additionally, our rehab management team executes amenity interior and exterior unit renovation plans to improve the physical condition of the properties in order to drive rent growth.

Flexible Financing

We understand the market is dynamic and windows of opportunity will open and close rapidly. We structure all of our financing to give us maximum flexibility. Debt maturities for assets are matched to the specific business plans with focus on increased prepayment flexibility and extended interest only periods. 






Multiple Exit Options

Our portfolio of assets is revalued constantly through several methods: we actively engage with the broker community for opinions of value, we’re in constant dialogue with our lending relationships to understand the interest rate outlook and we run our own internal models to identify timely opportunities to exit and capture value for our investors. We actively monitor options to refinance assets that have appreciated to lock-in gains, return capital to our investors and maintain assets with additional upside.
